Planning an industrial laundry facility is an important step before investing in equipment and starting construction. An efficient laundry operation does not depend solely on installing high-capacity machines. Laundry volume, workflow, equipment capacity, utilities and facility layout should all be considered as part of one integrated plan.
Careful planning at the beginning helps investors select suitable equipment, avoid unnecessary capacity shortages or oversizing, and reduce the cost of later modifications to equipment placement or technical systems.
1. Determine Laundry Volume and Processing Capacity
Before preparing an equipment layout, it is necessary to determine the total amount of linen that must be processed each day. Depending on the operation, this may include bed linen, towels, uniforms, restaurant linen and other types of textiles.
In addition to total daily volume, the operating hours and number of shifts should also be identified. These factors provide the basis for estimating the required hourly processing capacity and selecting an appropriate equipment configuration.
Capacity planning should not be based only on average laundry volume. Peak demand periods, future business growth and equipment maintenance requirements should also be considered.
2. Develop the Laundry Workflow
The location of laundry equipment should follow the sequence of the laundry process from input to output. A basic workflow may include:
Linen receiving and sorting → Washing → Extraction → Drying → Ironing or finishing → Folding and sorting → Storage or delivery.
A workflow-based layout helps reduce unnecessary linen movement, minimise handling time and avoid congestion between different processing stages.
For operations with high hygiene requirements, particularly hospital and healthcare laundries, the separation and movement of clean and soiled linen should be considered during the planning stage.

3. Prepare the Laundry Equipment Layout
Once the workflow and required capacity have been identified, equipment can be positioned according to the available facility space.
The layout should consider:
- Linen receiving and sorting areas.
- Locations for washers, dryers and finishing equipment.
- Access routes for operators and linen transport trolleys.
- Service space required for operation, maintenance and repairs.
- Water supply, drainage, electrical supply, steam and ventilation connections.
- Storage areas for clean and unprocessed linen.
Equipment should not simply be placed wherever floor space is available. The layout should support a logical workflow while providing practical access to technical components for inspection and maintenance.
4. Select Industrial Washing Machines
When selecting industrial washing machines, the required load per cycle and the total number of cycles required during each operating shift should be determined.
A single large washer is not always more suitable than several smaller machines, and the opposite is also true. The best equipment configuration depends on linen types, fluctuations in laundry volume, sorting requirements and the operating model of the facility.
In some operations, multiple appropriately sized machines may provide greater flexibility for processing different types of linen and may reduce disruption when one machine requires maintenance. However, this option should also be evaluated against investment cost, available floor space and actual operational requirements.
Where practical, using equipment with similar operating systems may also simplify operator training, maintenance and spare parts management.
5. Select Dryers and Balance Processing Capacity
Dryer capacity should be planned in relation to the actual output of the washing system, the type of linen and the amount of moisture remaining after extraction.
If washing and drying capacities are not properly balanced, wet linen may accumulate between processing stages and reduce the overall efficiency of the laundry operation.
In addition to nominal capacity, dryer selection should consider cycle time, residual moisture after extraction and the characteristics of different textile materials.
The ventilation and exhaust system should also be planned together with dryer placement. An unsuitable exhaust system can affect drying performance, energy consumption and working conditions inside the laundry facility.
6. Select Ironing and Finishing Equipment
For laundries serving hotels, restaurants or other operations processing large quantities of sheets, table linen and flatwork, finishing equipment should be selected according to actual production requirements.
When selecting a flatwork ironer, factors such as linen dimensions, working width, hourly production capacity and residual moisture before ironing should be considered.
For larger laundry operations, supporting equipment such as folding machines or linen handling systems may also be considered to reduce manual handling time and improve workflow efficiency.

7. Plan Energy Sources and Technical Utilities
An industrial laundry facility should be planned together with its electrical supply, water supply, drainage, heating source, ventilation and other technical systems.
The choice of energy source should be based on the equipment being used, operating capacity, local utility availability and both initial and long-term operating costs.
For laundries using electrically heated, gas-heated or steam-heated equipment, the technical requirements of each option should be evaluated separately. Utility planning should be carried out together with equipment layout rather than being added after the facility design has been completed.
8. Estimate the Required Laundry Area
The size of a laundry facility should not be calculated only according to the footprint of the equipment. Planning should also consider the areas required for the complete operation, including:
- Linen receiving and sorting areas.
- Washing and extraction areas.
- Drying areas.
- Ironing and finishing areas.
- Folding, sorting and storage areas.
- Chemical and supply storage.
- Technical rooms or service areas.
- Staff working areas.
- Offices, toilets and other supporting areas where required.
The facility should provide sufficient space for operators to work safely and move linen efficiently. The layout should also allow access for equipment inspection, maintenance and future replacement.
9. Estimate Operating Costs
Before making an investment decision, the main operating costs should be estimated. These may include electricity, water, fuel or heating energy, chemicals, labour, maintenance and wastewater treatment where applicable.
Equipment selection should not be based only on the initial purchase price. A system with a lower initial investment cost may result in higher long-term expenses if it requires excessive water, energy or labour.
For this reason, investment decisions should consider the overall relationship between initial cost, productivity, resource consumption and long-term operating requirements.
10. Consider Future Expansion
When planning a new laundry facility, future growth should also be considered. If laundry volume is expected to increase, reserving suitable space and utility capacity for additional equipment may help reduce the need for major modifications later.
Future expansion can also affect electrical capacity, water supply, drainage, heating systems and technical areas.
Planning an industrial laundry is not simply a matter of selecting washing machines and placing them in an available room. An efficient laundry facility should connect processing capacity, workflow, equipment, technical utilities and actual operating conditions into one coordinated system.
A detailed site assessment and careful evaluation of operational requirements before investment can help identify a more suitable solution and reduce unnecessary costs during installation and future operation.
