Where Should Industrial Laundry Facility Design Begin?

Designing an industrial laundry facility is not simply a matter of selecting industrial washing machines, dryers or ironing equipment and placing them within an available space. A properly designed laundry facility requires an integrated approach covering processing capacity, workflow, floor layout, equipment positioning, utilities and future maintenance and expansion.

The objective is to create a continuous laundry process with minimal unnecessary movement, efficient use of labor, convenient equipment maintenance and sufficient flexibility for future capacity increases.

Determine Processing Capacity and Operational Requirements

Before preparing a laundry facility layout, it is important to determine the expected volume of linen and garments to be processed each day, together with the planned operating hours. These factors provide the basis for selecting equipment capacity and determining the required space.

An industrial laundry may serve hotels, resorts, hospitals, factories, schools, restaurants or centralized laundry operations. Each application has different requirements in terms of linen types, daily volume and processing procedures, so the facility layout should be developed according to the actual requirements of each project.

Design the Laundry Around a One-Way Workflow

One of the fundamental principles of industrial laundry design is to organize linen movement in one direction, from the soiled area toward the clean area. This helps prevent clean linen from moving back through areas where soiled linen is received and sorted.

A typical workflow may include:

  • Soiled linen receiving and sorting.
  • Washing and treatment.
  • Extraction or moisture removal.
  • Drying.
  • Ironing and finishing.
  • Folding, inspection and clean linen storage.
  • Packing or dispatch.

Positioning equipment according to the processing sequence reduces internal transportation distances and helps minimize unnecessary intersections between different material flows.

Soiled Linen Receiving and Sorting Area

This area receives linen before it enters the washing process. It should provide sufficient space for receiving, weighing, counting, sorting and preparing linen for washing.

For facilities with strict hygiene requirements, clear separation between soiled and clean areas is particularly important.

Washing Area

The washing area contains industrial washing machines selected according to the required processing capacity. The layout should consider water supply, chemical dosing, drainage, electrical or steam connections, as well as sufficient space for operation, cleaning and maintenance.

Drying Area

After washing and moisture extraction, linen is transferred to the drying area. Industrial dryers should be positioned with consideration for ventilation and hot-air exhaust requirements.

Keeping the drying area close to the washing area also reduces the distance required to transport wet linen, which is heavier and more demanding to handle.

Ironing and Finishing Area

For flat linen such as bed sheets, towels and table linen, the ironing and finishing area should be sized according to the capacity of flatwork ironers and other finishing equipment.

The layout should provide sufficient space for feeding linen into the equipment, receiving finished linen, folding and transferring clean linen.

Clean Linen Storage and Dispatch Area

After finishing, linen should be inspected, folded and stored before delivery or use. This area should be positioned toward the end of the workflow and separated from the soiled linen receiving area.

Floor Space and Equipment Access

The required floor area of an industrial laundry is not limited to the footprint of the machines. The layout must also include space for operators, linen carts, staging areas, aisles and equipment maintenance.

There must be sufficient working space in front of each machine for loading and unloading. Rear and side access should also be considered so technicians can inspect, maintain and service the equipment when required.

For large industrial laundry equipment, the project should also consider the transportation route into the facility, door dimensions, clear ceiling height and access to the final installation position before equipment delivery.

Utilities Must Be Planned Together With the Layout

A reliable industrial laundry facility requires utilities that match the capacity and configuration of the equipment. Therefore, the facility layout and utility systems should be planned together with equipment selection.

Water Supply and Drainage

Industrial washing machines can require substantial water flow during operation. The water supply system should provide suitable flow and pressure for the selected equipment.

Drainage capacity must also be considered based on the combined discharge of the machines, particularly when several machines may drain simultaneously. Drainage infrastructure should be planned at the beginning of the project because modifying it after construction can be complex and costly.

Electrical and Steam Systems

Depending on the equipment configuration, an industrial laundry may use electricity, steam or other heating systems. Electrical capacity, steam supply, piping and supporting systems should be calculated according to the overall requirements of the laundry facility.

Ventilation and Exhaust

Drying equipment and other heat-generating machines require appropriate ventilation, fresh-air supply and exhaust systems. Planning ventilation from the beginning helps manage heat and humidity while creating a more comfortable working environment.

Plan for Future Expansion

A common planning mistake is to design a facility only for the current number of machines without considering future increases in laundry volume.

If additional capacity may be required in the future, the layout should reserve suitable floor space and provide provisions for future utility connections. This can significantly reduce the need for major modifications when the laundry facility expands.

A good laundry facility design should not only meet current operational requirements but also provide a practical foundation for future development.

Selecting a washing machine with the appropriate capacity is only one part of an industrial laundry project. Overall performance also depends on equipment positioning, the distance between processing stages, linen movement and the coordination of the facility's utility systems.
